If anything is incorrect, let us know immediately. Your
statutory rights are not affected by anything contained
within these terms and conditions.
When you book your holiday you can pay by cheque (at least 2 weeks before your holiday), or by electronic bank transfer: we can e-mail the bank details. When paying by cheque, please enclose your name, address, telephone number and email address with your payment. If you book less than 6 weeks before your holiday, then the whole amount of the holiday must be paid straight away. For holidays more than 6 weeks away the deposit is one third of the total amount. Your written holiday confirmation will show your holiday details and any balance owing, which is due 6 weeks before your holiday starts.
When you book you are responsible for paying for your holiday in full. We advise you to take out standard holiday cancellation insurance. If you have to cancel you should contact us, and confirm any telephone cancellation in writing or by e-mail to immediately. If you have booked through an agency (booking.com) you must cancel your booking with them and their cancellation terms and conditions apply. If you cancel more than 6 weeks prior to the holiday, we will return any money paid to us above the deposit amount. For cancellations less than 6 weeks prior to the holiday where the holiday has been paid for in full, we will try to re-let the accommodation and we will refund any money we obtained from the re-letting, less a £60 administration fee and incidental costs (eg letting commissions or booking fees).
Special Terms applying to Covid-19
All bookings are subject to the Covid-19 rules in place at the time of your stay. Note that Wales may have different rules from other nations of the UK see Welsh Government Covid-19 . Should you have to self-isolate for a period that includes the time of your stay, you should immediately contact us so we can arrange to re-let the property, and arrange either to refund or move your reservation. We reserve the right to request confirmatory documentation. Should we be unable to open, or should you be unable to travel here due to Covid-19 rules, we will contact you and arrange either to refund or move your reservation.
We reserve the right to make minor changes to the details listed in the web page and brochure. If any facility or service becomes unavailable then we will inform you as soon as reasonably practicable. If any facility or service in the web page or brochure is of particular importance, please notify us at time of booking.
We cannot accept liablity for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person(s) from any cause whatsoever other than the proven negligence of ourselves or our employees. You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.
You can arrive any time after 4:00 p.m. on the start day of your holiday, and you must leave by 10:00 a.m. on the last day. Your holiday accommodation will be clean and tidy when you arrive and you are expected to leave everything in a similar state. If you are unable to come on the first day of your holiday for any reason, please contact us. If you do not arrive on the first day of your holiday, and have not contacted us by 12:00 noon on the second day of your holiday, we will assume you have cancelled your holiday and the cancellation rules will apply.
You will be expected to pay for any breakages, damage or the need for excessive cleaning caused by you or your party. We reserve the right to charge a refundable damage/cleaning deposit. You must allow us, our employees or agents, access to the accommodation at any reasonable time during your holiday.
The double bedroom suite is normally for a maximum of two persons; the two bedroom suites are normally for a maximum of four persons. They are not suitable for babies and children under 5. The total number in your party occupying the holiday accommodation must not exceed the number stated in the Confirmation. Bed linen and towels are provided. Free WiFi is included. However, we do not have superfast broadband, and it can be intermittent.
We are sorry but we are unable to accommodate pets.
Guests are reminded that this is a non-smoking establishment.
Please inform us as soon as possible of any shortcomings or problems with the accommodation.
We would not expect to have to make any changes to your holiday arrangements, however we shall not be liable for changes, cancellation, or any other effect on your holiday due to events beyond our control ("force majeure"). In such cases we will refund any money you have paid to us.
