When you book your holiday you are entering into a contract with us. Please check out our availaibility above or call or send an email by clicking here Upon receipt of your payment, we will issue a holiday confirmation. Please check your confirmation carefully. If anything is incorrect, let us know immediately. Your statutory rights are not affected by anything contained within these terms and conditions.

Paying for your holiday

When you book your holiday you can pay by Visa or Mastercard credit or debit card, cheque, or by electronic bank transfer: we can e-mail the bank details. To pay by credit or debit card please call us at 01248 680019 (or +44 1248 680019 if calling from abroad) with your card details. When paying by cheque, please enclose your name, address, telephone number and email address with your payment. See availability calendar for the required deposit. If you book a 3 or 4 day break or less than 6 weeks before your holiday, then the whole amount of the holiday must be paid straight away. Your written holiday confirmation will show your holiday details and any balance owing, which is due 6 weeks before your holiday starts.

Cancellation or Changes to Your Holiday by You

When you book you are responsible for paying for your holiday in full. We advise you to take out standard holiday cancellation insurance, details available from us or your insurance broker. If you have to cancel you should contact us, and confirm any telephone cancellation in writing or by e-mail to immediately. If you have booked through an agency (booking.com or holidaylettings.co.uk) you must cancel your booking with them and their cancellation terms and conditions apply. If you cancel more than 6 weeks prior to the holiday, we will return any money paid to us above the deposit amount. For cancellations less than 6 weeks prior to the holiday where the holiday has been paid for in full, we will try to re-let the accommodation and we will refund any money we obtained from the re-letting, less a 60 administration fee and incidental costs (eg letting commissions or booking fees).

Brochure and Web Page Details

We reserve the right to make minor changes to the details listed in the web page and brochure. If any facility or service becomes unavailable then we will inform you as soon as reasonably practicable. If any facility or service in the web page or brochure is of particular importance, please notify us at time of booking.

Liability

We cannot accept liablity for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person(s) from any cause whatsoever other than the proven negligence of ourselves or our employees. You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.

Your Holiday Accommodation

Normally during the high season, weekly terms are from Saturday to Saturday. At other times, subject to availability, alternative start and end days may be available. You can arrive any time after 4:00 p.m. on the start day of your holiday, and you must leave by 10:00 a.m. on the last day. Your holiday accommodation will be clean and tidy when you arrive and you are expected to leave everything in a similar state. We reserve the right to levy a cleaning deposit, refundable at time of departure after determining that the accommodation has been left clean and tidy. If you are unable to come on the first day of your holiday for any reason, please contact us. If you do not arrive on the first day of your holiday, and have not contacted us by 12:00 noon on the second day of your holiday, we will assume you have cancelled your holiday and the cancellation rules will apply.

You will be expected to pay for any breakages, damage or the need for excessive cleaning caused by you or your party. We reserve the right to charge a refundable damage/cleaning deposit. You must allow us, our employees or agents, access to the accommodation at any reasonable time during your holiday.

Aber and Deganwy are normally for a maximum of two persons; Beaumaris and Conwy are normally for a maximum of four persons. They are not suitable for babies and children under 5. There will be a charge for any additional person over the maximum stated of 50 per person. The total number in your party occupying the holiday accommodation must not exceed the number stated in the Confirmation. Bed linen is provided and towel hire is available. WiFi can be arranged.

We are sorry but we are unable to accommodate pets.

Guests are reminded that this is a non-smoking establishment.

Please inform us as soon as possible of any shortcomings or problems with the accommodation.

Cancellation or Changes to Your Holiday by Us

We would not expect to have to make any changes to your holiday arrangements, however we shall not be liable for changes, cancellation, or any other effect on your holiday due to events beyond our control ("force majeure"). In such cases we will refund any money you have paid to us.
